Three (or More) Great Reasons to Use a REALTOR® When Buying a Home Main ImageBuying a home in Edmonton isn’t cheap. Aside from a down payment, home insurance, mortgage insurance and closing costs, you may also need to take time off work, pay for moving expenses, new furniture and more. Because these costs can really add up, we understand the temptation to forgo the “added expense” of an agent. But the truth is, NOT hiring an Edmonton real estate agent can be a costly mistake. Before you decide to go it on your own, here are a few things you’ll want to consider:

Despite what you might have heard, a good Edmonton real estate agent will likely cost less than you think.

You Don’t Have to Pay

One of the first misconceptions we often hear from homebuyers is they think an agent will be expensive. But did you know it’s actually the SELLER that pays your agent’s fees? In most cases, your agent’s commission will be subtracted from the overall sale of their home and not out of your pocket.

A Keen Eye for Savings

A good Edmonton real estate agent knows the real estate market – they also know what to look for when searching for potential homes. Based on current market values, an Edmonton agent will instantly be able to tell which properties are overpriced, which ones are a great deal and where there may be room for negotiation (more on that to come).

They Save You Time

Your time is invaluable. Between work, children, friends, family, hobbies and whatever else comes your way, taking the time to search for the perfect home is a huge endeavour.

Doing the Research

With their keen knowledge of the Edmonton real estate market, your agent will take the time to find out what you want in a home and work diligently to find exactly what you’re looking for – at a price you can afford. They’ll research homes in your ideal neighbourhood and compare prices to be sure you don’t overpay. They’ll also take the time to set up showings convenient to your schedule and they won’t waste your time recommending homes they know aren’t in line with what you’re looking for.

Skipping the Paperwork

Between home appraisals, seller disclosures, insurance policies, purchase agreements and other legal documents, there’s a lot of red tape to navigate when buying a home. Due to the technicalities involved in many of these documents, it can be extremely time-consuming to understand what you’re reading and what to look for. Your real estate agent will not only walk you through each document line by line, they’ll orchestrate and handle the legalities for you.

Remember, in most cases your real estate agent will be paid only when you find the home of your dreams. For this reason, they are incentivized to keep your best interests at heart at all times.

Avoid Overpaying

Whether you’re on your first home or your 10th, it always helps to have an expert in your corner. As we mentioned, a good Edmonton agent understands the market and what you should (or shouldn’t) be expected to pay for a home you love and they’ll negotiate accordingly. For instance, they’ll know what to look for on a home inspection report and negotiate on your behalf if they think the seller is overcharging you based on existing problems within.

Expect Honesty

The same “don’t overpay” logic applies when you’re looking at prospective homes. You can count on your agent to scour the property with you and point out anything they see that may be a red flag. Or, should a home you’re interested in go into multiple offers, they’ll negotiate on your behalf, but they’ll also notify you if you’re about to pay too much for a property based on current market values.

The above are just a few of many great reasons to consider using an Edmonton REALTOR® when it comes to buying your dream home. But don’t just take our word for it, ask us! Even if you’re still undecided, we’ll be happy to answer any questions you have.
